Tajrish or Karimkhan for a first Tehran routine?

If you had to build a weekly routine in Tehran from scratch, would you rather orbit around Tajrish or Karimkhan? I am thinking walkability, coffee, bookstores, and whether the area still feels usable once the traffic and pollution start creeping in.
